Home Inspection

Whether you are buying, selling or maintaining your home, Steel Town Home Inspections, LLC provides professional and quality service from the moment you call me. I will walk through your home with you and teach you as much as you want to learn. After we walk through the home together, I will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. I will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. Within your report, you will be able to see the items in detail that we discussed, with images for reference.

HEATING, VENTILATION AND AIR CONDITIONING SYSTEMS

Heating and cooling equipment, ducts, vents and flues.

APPLIANCES

Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.

Radon Testing (*Partner)

Radon Testing

  • We’re an InterNACHI certified and Pennsylvania Licensed Advanced Radon Measurement Service Provider
  • Radon is a radioactive gas that emanates from soil and tends to concentrate in enclosed spaces such as houses, basements, crawlspaces, etc.
  • Radon is the second-leading cause of lung cancer after smoking. 
  • Because there is no known safe level of exposure to radon, the EPA recommends mitigation for radon levels between 2 pCi/L and 4 pCi/L.
  • The average indoor radon level is estimated to be about 1.3 pCi/L, and about 0.4 pCi/L of radon is normally found in the outside air. The U.S. Congress has set a long-term goal that indoor radon levels be no more than outdoor levels.

Upon completion of your 48hr short-term radon test: We'll provide you with the average radon concentration in your home,  interpret the results for you, and provide you with recommended next steps.

 

Video Sewer Scope Inspections

Video cameras are one of the most valuable tools in the home inspection  business. Specially designed waterproof plumbing cameras allow us to conduct a visual inspection of your lateral sewer lines, including pipes under cement, concrete slabs and under your home’s foundation.

To begin your sewer camera inspection, we insert a rod with a high-resolution video camera on its tip into your sewer lateral lines. These high-tech drain cameras are flexible, allowing them to travel through twists and turns in sewer lines and thoroughly examine pipes and pipe walls in drain lines from 2 inches to 36 inches in diameter.

The video footage is transmitted to us in real-time, so the condition inside your sewer and drain lines can be assessed immediately. Be it a crushed pipe, or roots growing into the sewer line, you’ll be able to view any problems right on our monitor. Video footage is also saved and provided to you for future reference.

Pest Inspections (*Partner)

Our pest inspection service primarily focuses on finding evidence of Termites, Powder Post Beetles, Carpenter Ants and Carpenter Bees, also known as wood-destroying organisms (WDO). These small insects can cause massive amounts of damage to homes, resulting in costly, complicated repairs. Many people do not realize that these insects may migrate inside their home. This means that a small termite, beetle or ant infestation outside the home may move through plaster and begin to eat away at your floors and cabinetry.

The best way to avoid a WDO infestation is by catching it early with a quality pest inspection service company.

We will visually inspect your exterior property as well as the entire interior of the home, including attics and sub-spaces such as basements and crawlspaces. We will look for evidence of both current and past infestations, as well as any signs of prior treatments. Our inspection will give you the security of knowing that your home is safe and free from pesky wood-destroying insects.

Mold Inspection and Testing

When a musty smell is present in a home or visible fungal growth is present, surface sampling of the growth or conducting Indoor air quality testing will give you the information needed to determine if the growth or smell is indeed mold.

We utilize the latest in mold sampling technology, to provide you a detailed report, as well as recommendations to limit the potential for mold growth in the home. 

 

Water Quality Testing

  • We’re an InterNACHI certified Water Quality Tester
  • Water samples are taken while performing your home inspection
  • Results reported after a 48-hour culture period
  • Test for E.coli and fecal coliform bacteria concentrations
  • Lead, pH, Copper, Nitrate/Nitrite

 

Water Sampling Days:


Samples sent to lab every Tuesday-Thursday at 2pm. Water samples MUST be collected from the home within 24 hours of those pickup days and times. That means inspections Friday-Sunday cannot include water testing. If we do an inspection Friday-Sunday, we’ll have to return to the home to take a water sample and there will be a trip charge.
